Often, you’ll hear the phrases “go get some expert advice” or “talk to the experts” when it comes to building and renovation work.  But if you’ve never built a home before or this is your first time renovating, then it’s easy to wonder just WHO these “experts” are, and question how are they going to help you with your project?  Let us help you clarify some of the key people and their roles for you to help you make the best decision.

Draughtsman:

Architect:

This person is the lynch pin in your renovation plans if you’re wanting to change any of external aspects of your house.   They have the lowdown on everything from building consents, including the process and regulations, understanding your home foundations, and discussing anything from soil report findings to boundary confirmations.  Most importantly they look at how your home fits into its surroundings.  They’ll give you ideas on how to approach your renovation or building process as well as point you in the direction of reputable tradies.  Like most things, costs are variable for Architects based on the scope and complexity of your project – however this shouldn’t get in the way of them being able to provide you with a fee schedule upfront or their vision for your project.  Once your plans here are sorted its time to look at using a…

Project Manager:

Often people think they can project manage their own renovation project or build – saving themselves money in the process.  This however is not always the case, particularly if you are working full time, have a family and have never done a project like this before.  A Project Manager does this role for a living – they know how to keep your renovation or build on track, keep your tradies working within the expected time frame and can save you money through their own connections.  And if things aren’t  going according to plan, they’ll be able to let you know if any additional costs you’re faced with are reasonable.  Next up…
